The Stage to List Bootcamp is a self-paced online home staging course created by professional home stager Stephanie Breckbill. With videos, a workbook, and lots of photo examples, the course walks your clients through the staging process room-by-room, using the furniture and accessories they already have for a faster and more profitable sale. They'll learn the benefits of staging your home, how to view their house through a buyer's eyes, the 8-step process to help buyers feel at home, what to pack and what can stay, and much more. With access to the course for a full year, they'll have all the information, checklists, and confidence to complete the staging process themselves. Plus, they'll get access to our private Facebook group, where they can ask questions and get expert guidance from Stephanie herself. Say goodbye to the stress of home staging and hello to a successful home sale with the Stage to List Bootcamp.

Professional home staging is the process of preparing a residence for sale by making it visually appealing to potential buyers. This may involve rearranging furniture, decluttering, and accessorizing to create an inviting atmosphere and showcase the property's strengths. The goal of home staging is to help the property sell quickly and for the highest price possible.
The cost of professional home staging can vary widely depending on the size of the property, the scope of the staging work, and the location. For as little as a few hundred dollars you can have a room-by-room detailed list of what you can do to maximize the value of your home!
Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for 10%+ more in a good market.
Home sellers usually have a hard time successfully staging their own home. Why? Because when you've lived somewhere for a while, you tend to overlook some of its flaws. It is difficult emotionally to step back and see the house a potential buyer would. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most home sellers don't "stage" homes everyday for a living. That’s what HSR Certified professionals are for and that is where the greatest returns come in.
It's a nice thought, isn't it? But only about 10% of home buyers can actually visualize the potential of a home and most of these folks are "investors" or "flippers" who will hammer you on price. In our Consultation walk through, I will identify those factors of your home that eat away at the price, so that you can do the simple fixes that maximize returns. This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.

I'm Stephanie, a clarity mentor, home staging consultant, and digital designer based in Parker, CO. I started out helping homeowners sell their homes with confidence, and somewhere along the way realized the thing people needed most wasn't just a staged room. It was clarity. About what matters. About what to do next. About how to move forward without losing themselves in the process.
So now I do both. And honestly? They're not that different. Whether it's your home or your business, everything gets easier when you can see it clearly.
